Welcome back to another episode of the Y ‘all Are Crazy Ranch podcast. Today we’re going to be talking about a topic that we really enjoy and it is going to be Airbnbs versus tenants and which is better? Which is better and they both have pros and cons. So we have been in both Oklahoma Grassfed Beef businesses. We have multiple Airbnbs at this time, January, 2026. We have five that we own and operate. We also have tenants and we’ve been doing that for many years now.

So we do both we do both We do both and we’ve done both for years So we understand and have experience in both now I will say I think we’re speaking more to the people who want to manage their own I think this is a little bit different than maybe Someone who has a ton and wants to hire a management company to just run Run it for them, right because you can hire a management company obviously to Help you with your tenants and your rentals But you could also hire management companies to help with Airbnb is so that they literally take care of everything for you We’ve all stayed in Airbnb is like I think one management company. That’s huge is called evolve

and so you’ll see them a lot and they just do everything. They’re very popular in like vacation destinations and so you never really talk to the owner, you’re talking to the the team that manages it. So that’s kind of a separate thing. I think we’re talking mainly to people who want to manage their own.

Right and we don’t have any airbnbs in vacation destinations or on beaches or in the ski resorts or or nothing like that. All of our is local around us you know.

Yeah and I think that’s who we want to talk to today. We want to talk to the owners who are like hey I have a handful of houses. I want to do something with them but what should I do? What’s better? Should I do an airbnb slash vrbo or should I rent it out? Should I just have a long -term tenant? So let’s talk about it.

Yeah because I think it’s important for you to understand the pros and the cons of each direction because

money and the amount of money is not the only way to you know or part that you should use to make your decision because one’s a lot more of a management deal than the other and so we’ll talk about that but I another reason is came to my mind was I can’t tell you how many people I’ve talked to that have a rental house and then like yeah I think I’m thinking about just throwing it on Airbnb I hear that a lot literally like throwing it on Airbnb and it’s like mmm there’s a whole lot more to it than that so especially if you want to do it right if you want to do it right it is a Oklahoma Grassfed Beef business in its own so we’re gonna talk about that kind of the expectations what to know when you operate an Airbnb and we’ll get into the nitty -gritty yeah here we go we have kind of a pros and cons list for you guys so obviously with an Airbnb

There are startup costs. We’re gonna start with that. So with an Airbnb you furnish it when you everybody when you stay in an Airbnb You walk in and it feels like a home. There’s beds. There’s couches. There are stocked kitchens things like that I mean you want it to feel like You can walk in and you have everything you need.

Yeah wall decor rugs Toiletries cleaning supplies. I mean it’s it’s a lot and you can’t You can’t just well, I guess you could but if you just go Craigslist or Facebook Marketplace all your furniture And it looks like beat up and hodgepodge.

It’s like you’re not gonna get good reviews and everything else So you do need to spend money to make your place look nice You do and that’s a good point to like just like selling real estate, which is what I do full -time You have to have professional photography when you have an Airbnb

You need to set your place up nice and you need to spend the money for professional photos Because we’ve all seen Airbnb’s that you can tell we’re taken with a cell phone or a digital camera And they just don’t look as good and you’re not going to get as many views, right? So you need to make your place look good and you need professional photos. Here’s a pro tip that we have discovered We’re sharing a lot of our secrets you guys so we like giving each house a theme We feel like when a house has a theme it Is more memorable people like it and what I love about it is I can decorate around it Yeah, one of our favorite houses is on our ranch and we call it the crazy cow farmhouse And the reason for that is I went I call it obnoxiously cows

because everywhere you look in the house, there’s cows. And people love it because it fits, you’re out in the country, you’re on the ranch, everybody loves cows. And you can get so much at Hobby Lobby and things like that with cows on it. And so it’s great, it’s obnoxious cows. Another one of our houses is the USA House. And so the way I decided that, it was like right before, or right after 4th of July, and Hobby Lobby had a 50 % off sale. And I’m like, oh, USA. That’s what we’re gonna make this one.

Yeah, and it’s fun and people remember it and they love the experience of a house like that. And they remember it because they’re like, oh, that cow house.

Yeah. Yeah, we got the tiny house on Route 66 and it’s Route 66.

They And it’s so cute because it’s a tiny house. It’s 520 square feet and it’s all Route 66. And it was fun to decorate. And then our other one in town is called the Oklahoma house. And it is decorated like cows, horses, think home on the range, buffaloes, like hides. I just tried to make it like Oklahoma like you’ve that’s what when you think of Oklahoma, that’s what you think of. Yeah. And then we have another one in Oklahoma City. So it’s not like super local to us, but it’s about 40 minutes away. And then we call that one the milk and honey home. And I named that one because the land flowing with milk and honey, like that was kind of what came to my mind. So it’s decorated with cows and bees, honey, and like sweetness. So that’s kind of the theme of that house.

Yeah, so the themes have been a pretty good hit for us and people remember them and it stands out amongst the other Airbnb Listings, that’s the goal and that’s the goal. So Yeah, so what are the other pros? So like we said with a with Airbnb no startup cost I mean there is a lot of startup costs with rentals no startup costs when you have a rental It’s just empty you market it empty and the startup costs are a lot more than they used to be so we started Airbnb in like 2018 maybe and ran it for a couple years and I feel like we furnished those for like five thousand apiece now, it’s like About ten thousand to get a house ready to go.

Yeah, you don’t think about it because you’re like Oh, you just throw some stuff in there. But like you said when you think about beds

bedding, extra bedding, you know, toiletries, towels, extras, cleaning supplies, TV, everything in the kitchen because you want it to feel like they have what they need. And it still blows my mind sometimes you guys because I feel like our kitchens are pretty well stocked without being like overloaded. But I’ll still get people like one that one guy from Europe was like, he left us a four star review because we didn’t have a noodle strainer. Yeah. And I’m like, Okay, you could have left that in the private comments. Like you didn’t have to give us a four star because we didn’t have a noodle strainer. Right. I added I added pasta strainers to all the houses. So it costs a lot because there’s a lot of things you don’t think about someone was like, Oh, it’d be nice to have cheese graders.

But okay, if a couple people tell me that I’m like, okay, we should probably add those. So it’s all the little things that add up that you don’t think about that gets costly.

Yeah. So and we’re in Oklahoma, but I would just say, if you’ve got a house that you’re going to turn into an Airbnb, I would budget close to 10 ,000 to get it set up.

Yes. And I think that’s important to know because you don’t just throw it on Airbnb.

You have to, you actually have to have the money to do that and you have to be willing to take the risk because if it doesn’t work, then you got all this stuff. And what do you do with it?

Well, and the thing with Airbnb is, is like, they want to showcase the best properties because they want the people, the guests to have the best experience. Right. So if you do cheap stuff everywhere and you start getting bad reviews, Airbnb is not going to show your listing near as much.

You’re going to get bumped to the bottom, bumped to the bottom. And then that makes it to where you don’t get as many bookings. So then you’re not making as much money. And so you have to have a nice place and service it well. Or else Airbnb will kind of choke you out.

Well, you often tell people an Airbnb is like running a hotel.

It is. It’s a hotel business. You’re communicating with guests constantly. People are checking in, checking out, cleaning, turning the space over. It is a hotel business.

Yeah. So that kind of goes into the next Oklahoma Grassfed Beef point. With Airbnb, that requires management and communication daily. I will say the Airbnb platform, I think, is fantastic. Super easy to communicate on there. VRBO, not as easy. But we do use both. Yeah. We have both platforms.

But you need to be available to communicate every day. And I’ll tell you, if you don’t get back to guests within an hour, it’s not good usually. They’re like, when they communicate with you, they need you to communicate back. Now Airbnb is great because they do allow you to put prompts in there so that you can do like one clicks and it sends messages. They allow you to pre -schedule messages. So for like check in and check out instructions, you’re saying the same thing every time. Well, Airbnb allows you to pre -schedule those so that it’s like it’s done. So that’s nice.

Yeah, that’s a pro for Airbnb is like, you’re getting to use their platform. They’re marketing your property. You got their software, you know, they’re scheduling. Like that’s a huge benefit and it works good.

Airbnb is probably not a good fit for you if you have no one else who can check messages, right? Because guests are gonna message and need something or they want early access or something’s gonna go wrong and they need help Like you have to have someone who can be checking your messages and responding.

Yeah, or you have the guests are like How do I check in and it’s like It’s in the check -in instructions.

So people don’t use it very much and you’re like good.

They’re like what’s the door code? And you’re like it’s in your instructions, you know, you’re like we’ve got smart locks on our houses So the door codes are unique which is another perk to Airbnb You can buy a smart lock and connect it to the Wi -Fi and every guest gets a unique door code that way they can’t come back later and just break into your house and the door code activates 30 minutes before they check in and 30 minutes after they check out it Deactivates and but anyway, you just have people like that that you got to respond to because they don’t

You know, pay attention and they don’t read your prior message that tells them how to check in and access their instructions and it’s funny, but it’s true. And if you’re not available, you’re going to have a bad guest experience. So you have to have somebody available.

Somebody’s got to be available. Checking messages for us. We have four of us in our in all of our listings. That’s him and I, our assistant, Danielle and our cleaner. So all four of us are in there and so all four of us can technically like check messages, respond to things, just be on top of things. Yeah. So that’s been really nice. But like we said, management and communication. If you’re going to run an Airbnb, it’s a must.

And if you don’t do it well, you’re gonna start getting bad reviews and Airbnb is not going to show your property Mm -hmm. So if you have a rental there’s really not a lot of Daily communication by any means Normally with the rental it’s just if something goes wrong if something breaks if you need to help the tenant But it’s not a regular occurrence. Yeah The next thing is access to your home when needed one thing We really love about our Airbnbs is that it allows us access that if we need to get in the home to do anything or Drop off any supplies or if we have family come into town We can block off an Airbnb for them or if you have a guest that comes into town you can be like Hey, I actually have an Airbnb. Here’s the link It just allows us to access our home regularly check on it Make sure it’s being cared for if you have a tenant that’s in there for a year

Yeah Yeah, you’re the Airbnb benefit. There is Your property is a lot more well cared for because it’s getting cleaned all the time You’re getting to keep your eyes on it. So nothing gets Neglected and so your property doesn’t get abused near as much as having a long -term tenant in there So that part is a huge benefit it is so Airbnbs do have more income potential.

I think this is what everyone wants to know. How can you make more money? Yeah, Airbnb’s do have more income potential

However, rentals have a guaranteed set income. So when you rent a house, maybe it’s for $1 ,500 a month, you know you’re going to get $1 ,500 a month. And there’s beauty to that. You know that’s coming in every month, and it’s without having to work for it. It works for you. With Airbnb, you don’t know. You kind of start each month of how much can we make this month. Some months are less, some months are more. What we love about Airbnb, and we’re probably more comfortable with this because we’re both in sales, the sky is the limit. You don’t, there’s no cap.

There’s not, and I was telling a guy this morning, it was just like if you take one property as an example.

You might have a month that one property you profit $1 ,500 after all expenses paid But then you might a few months later have a bad month on that property and lose $500 that month after expenses So you got a you know when you have those bigger months you don’t just go spend the money Okay, just leave it in there But at the end of the at the end of the year when you take the peaks in the valleys You’re gonna make more money on Airbnb if you’re running it well But you can’t just go oh We made 1 ,500 extra on this month on this property this month and then just forecast that that’s gonna happen all 12 months That’s not real it like January and February They’re slow because people are booking everything in November December for the holiday season and then after the holiday season. It’s kind of like

Well you just got a budget for that that you might lose some money January February and then people start traveling again So yeah, you kind of learn what what are the good months?

What are the slow months and then you kind of know how to plan for those, right? So that’s been that’s something to be aware of and if you’re not okay with a fluctuating income if you’re like I need this to make the mortgage payment if I don’t have that what will I do? Airbnb may not be for you, right? You may want to you may just want to have a rental property that you get rent every month and you know what it is, right? No hassle Something else with Airbnb is that you have to have a really good cleaner and backup cleaner

And if you unless you’re gonna do it yourself and a lot of people do or hire a cleaning company Yeah, but that’s expensive. It is and so I have people tell me sometimes. I’m just gonna have an Airbnb and do this I’m like, oh who’s gonna clean it for you Well, I can just work around it and I’m like you can’t really because like you said an Airbnb is a hotel Oklahoma Grassfed Beef business So standard times are check out at 11 check in at 4 p .m You can adjust those within the app But obviously like people need to check out and check in and you can’t fluctuate that too much It doesn’t make any sense. So you need to be able to clean within those hours. Well, if you have a full -time job How are you gonna clean between 11 and 4, right? Another hard thing is like you may not have a cleaning like somebody may book a week And so it may not need to be to be cleaned till Friday You can plan ahead for that but then someone may book tonight and it needs to be cleaned tomorrow and you’re not planning on

So you see how this can be a challenge, right? And you can hire you can hire a company to do it, but At some point you have to weigh the cost of if you hire somebody to manage it for you And then they hire a cleaning company and your hands off Obviously your profit margins are shrinking drastically and so, you know You then you got to ask yourself is it even worth it for that? Am I even going to come out really ahead and Those kind of questions and only you can figure that out. We’ve decided to manage the cleaning part ourselves and so we have cleaning supplies at every house and That way we can have we have a two or three cleaners maybe at this point

some backups and all they got to do is go there use all of our stuff so we’re just by we’re just paying them for their labor and you know they’re washing the sheets and cleaning and doing the whole thing and then we can kind of we come out more ahead on that than we would if we were hiring a company to take care of it.

Yeah for us the best thing we’ve been able to do is find someone local who wants a job like this it can be a really great someone especially if you have multiple properties that you can find people to do it and who want to do it but you do need some backups for us right now I have our main cleaner and I have it set up so that if she can’t clean she has two backups she can call and she’s gotten really good about okay I know I have cleanings these three days and I don’t I can’t do Saturday so I’m gonna get one of the backups to fill in.

It is, and if you don’t hire a company, guess what? Now you got to manage it. So it’s another thing to manage.

And it falls back to you. Like you are the owner. We had somebody schedule and they were checking out on Christmas Day this year and we were and you know, they didn’t book it until like two days before. So I reached out to our cleaner. I was like, hey, did you see somebody scheduled and they’re checking out Christmas Day? She’s like, yeah, I’m going to be out of town and our backups are out of town. And it’s like it’s Christmas Day. Like you don’t, you know, you don’t want to you can’t expect them to clean it on Christmas Day. So I’m like, well, we have plans too. But guess what? We’re the owners. So it falls back to us. Ultimately. We had another guest checking in that day too. So it had to be cleaned. Thankfully our ranch manager, John Wayne and his wife Carrie stepped in.

I remember calling them and was like, hey, we’re going to clean it. But we do have an engagement to get to. It will make us laid. But it’s not a problem. But if you guys want it and you don’t mind, you know, would you mind cleaning it? And, you know, because it’s a little extra income for them, too. And, you know, they they didn’t mind at all. They weren’t going anywhere. And they were able to knock it out. And it was nice. But if they would have had plans, we had to we would have had to take care of it on Christmas Day.

But I was like, well, we’ll just have to be late. It falls on us. We’ll go over there. We’ll take the kids with us and we’ll knock it out. But like it just falls back to you as the owner. It’s your responsibility. And if you don’t have a cleaner, it’s always on you.

So some things that I wrote down is here. Here’s what to think about with Airbnb if you want Accessibility to your home the potential to earn more money and you enjoy communicating with guests. You may love Running an Airbnb. Yes for rental if you want a hands -off No management and no daily work long term is for you. Yep Those are that’s what you have to consider. What do you want? What fits with your lifestyle? What are your goals?

Passive income and I just I laugh I got a buddy of mine too. He owns a bunch of rentals I got several buddies that own a lot of rentals and we talk about it and it’s like because these stupid

people on instagram just go on there and talk about passive income and all you gotta do is own a few rentals and buy them with somebody else’s money and then you’ll be rich and you don’t have to work your nine to five and it’s like dude you couldn’t be further from the truth it’s like it’s like it’s just a bunch a bunch of lies like unpopular opinion it’s like dude get out of here that guy probably doesn’t even own anything you know what i mean he’s probably just he probably really doesn’t and it’s you know both of them take work airbnb takes a whole lot more work yes but you get more reward you know if you don’t want to do the work don’t do it the even the tenants and long -term tenants it still takes work but it’s a whole lot less than airbnb you know so and the long -term tenants like she said you have the

So you got a you got to have all those bills and they’re paying them on the long -term side Yeah, I mean you’re responsible for the mortgage if you’ve got a mortgage and pass in the insurance and stuff But pass that like they take care of the you know, so it’s a lot more hands off But on the tenant side People can trash your place if you don’t pay attention, you know We had one and we had somebody live in one of our places for like five years, maybe six years Yeah, we made an error in that. It’s a duplex, but the lady upstairs like I mean she always paid her rent been there five years never caused any problems I was like, hey great. There’s somebody downstairs. He was great, too. And You know, well she ended up having to move out and she moved out and Had no idea that she was a hoarder and had cats I’m talking bad and I mean she just left Food in the fridge spoiled Like our contractor walked in there and like was gagging, you know Like couldn’t breathe like she leave like her clothes and everything clothes like closets piled like instead of like having a laundry basket I’m talking closet just piled with clothes and it just reeked of cat urine and did she take the cat?

Yeah What I know about cat people is is like they’re cats or everything so Yeah, you ever believe she’s taking the cat but the contractor he went in to do some work for us cuz we’re like Hey, let’s go ahead and give this fresh pay and do some stuff now that she’s gone We didn’t know she left everything except for cats.

I mean dude you name it cat Oh, it’s terrible But anyway, we didn’t go do any checks I mean our lease agreement says that we can do an inspection like once a quarter with a notice But we just never did and so I would encourage you to please to do that and don’t do what we did And then you have a bigger a bigger repair bill trying to get the place ready Yeah, and get rid of cat pee smell and that is Going challenge because her cats peed in the same room over and over and over Yeah, and I guess those people when you’re living in it, you just get used to it. Yeah, so don’t do that Something else just a little mistake that we made the same property. We use that as an Airbnb duplex For when we first got it before we turned it into a long -term rental and I’ve mentioned this before But it was an Airbnb that we just didn’t do well at it wasn’t close to us and we One thing we did is we didn’t furnish it fully and we we kind of made the mistake of buying everything cheap off Yeah list, so it was very hodgepodge And it wasn’t fully furnished and it’s so it just didn’t look full It didn’t look like a home and we got some bad reviews on like they don’t have what I need in here And it’s because we tried to do it cheap We tried to do it quick and we tried to just do it as easily as possible and it didn’t work Well, no, it didn’t and

ended up becoming a pain in the neck that we just got tired of and it was hard for us to keep cleaners and the cleaners would not show or cancel on us.

And when you’re an hour away from the property it’s kind of hard to fall back on you because you’re an hour away.

Yeah so we ended up saying forget this and changed it from an Airbnb to a long -term tenant and that is a benefit of real estate is like you can change you can pivot and I think depending on the marketplace you’ve got to be able to pivot. We pivoted in other Oklahoma Grassfed Beef businesses all the time and so you might start an Airbnb and hate it and get back out or you might have long -term tenants and decide I’m gonna try this Airbnb deal and you know try it out. But now you guys know what it really takes. You better have about ten thousand to start one. Furnish it right. You got to put all the bills in your name. All the risk goes on you. You know if you hire a management company they’re gonna take a lot of the profit.

And you got to decide if you want to do that. And if you do do that, is that even worth it? You know, now if you’re in a vacation place, that’s different because the prices are probably a lot higher so you can pay people more.

But I see some influencers do that. Like they own properties in like Nashville. Well, Nashville is a tourist destination. You can charge a lot more. Yeah. It’s just kind of a different ball game. So I think we’re talking to people who want to maybe have an Airbnb in their hometown.

And want to own one or five. Kind of like we are. To where you just like, okay, I have these properties. What do I do with them? That’s who we’re talking to.

Don’t know there any other points or I would say I’ll leave you one on the long -term tenant side We manage our own always have well, I don’t say always have when we first got in it We hired a property manager, which that was dumb. We only had one but that’s what people told me to do. So I did it But then when you hired a property manager, they took 10 % of the rent and then anytime there was a repair You know the tenant called them and they would charge you like a rate on top of the repair for having to handle the call And then the guy that did the repair would charge you twice what normal would be and so you never made any money They took all the I mean all the profit was gone. I was like, this is stupid, you know So I cancelled that managing myself ever since and there’s several like online platforms that allow you to manage those long -term tenant deals

So like for us, we use a software called Tenant Cloud and I have all of our leases like uploaded in the system to where when we get a new one, we can just send them the leases to people to eSign and their templates. So all we got to do is plug in the new name, you know, the rent price, the start date, the end date, and then you just send it on. So it’s a lot efficient, more systematic.

It does the billing, sends them the invoices, they pay online, you link your bank account, and so that makes the management side a lot easier for us on the tenant side. If they have a repair need, a maintenance request, they upload it in there, we get notified, then we can go get a repair guy.

I will say a negative, we haven’t said a lot of negatives about long -term but one of them is if you manage it yourself people have to pay and if they don’t pay their rent you do have to deal with collecting rent and what happens if they don’t pay and so that is obviously something to consider and then if you have gaps in between we had a tenant a few months ago that gosh I think she rented for like a few weeks and then she’s like okay I found a house to buy so I don’t need this anymore yeah and she had signed a year lease and I think she’d end up staying there for maybe a couple of months yeah so we were like what yeah like you just signed a year lease and now you’re like yeah we bought a house and yeah we want to move out and I’m like that’s not the way that works contractually you’re liable for 12 months really or like yeah I know but I just thought you’d I’m like

I’m not gonna just let you out of the lease like you’re bound Yeah, you know we try to do with our tenants is we once we find another tenant we let them out of the lease, right? but We have to keep them in the lease until we find a new one But sometimes finding a new tenant you find one like that and sometimes it can take a few months and you might have A gap in your income if you if like maybe a tenant maybe your lease runs out They move out you’re trying to find a new tenant So you’re getting no income until you find a new one.

So that happens it does happen and Yeah, and a lot of those cases will keep their deposit But go market the property and try to find a new tenant and get them out I mean, we don’t want to you know

At the same time though, it’s like they’re putting it on us like it’s our problem But it’s like it’s you sign the lease like we went over this.

This isn’t a surprise It’s like and when you own a rental in your hometown where people know you like it is kind of a different ballgame Because you know people know you and we obviously as Christians want to do the right thing treat people really well and That’s always our first priority. But when you own a rental property like it can be a challenge to Get can it tenants keep them collect the money as needed and We haven’t had to do any evictions yet. So we’re trying to stay on that record.

Yeah, man Yeah, and the the platform I used to manage it. You can also do your screenings background checks credit checks and you know I would definitely encourage you to do that and every time I’ve tried to pass or let somebody slide by their credits not quite right, but

Maybe their references gave him a good reference and I let him slide by I get bit in the butt every time So but I have been bit too from good tenants or good people that screen too. So I don’t know take it for what it is Tenants make sure you get a Qualified person that you feel great about before you allow them in your house Yeah, cuz once you get them in if you have to get them out It’s a whole lot harder and the laws are not favorable to the landlord that’s totally screwed up in my opinion because we’re the ones responsible for the mortgages and the property taxes and the insurance and You know a tenant can sit in there and not pay for several months before you can actually get them out of your house And that’s a lot of money, but we talked on other episodes, too Don’t get into real estate unless you do have a good amount of money saved and the resources to handle it I don’t care what the people say on Instagram.
